Revenue NSW publishes one general rate schedule, so living in the home does not change this estimate.
Worked from the published rate schedules and rounded to the nearest dollar. It leaves out foreign purchaser
duty, off-the-plan and other concessions. Your conveyancer or the revenue office confirms the final amount.
Where is this calculator exact?
For New South Wales, Victoria and Queensland the brackets are coded from the revenue office rate tables, so a
price produces the same number their own tables produce. The Queensland worked example on the concession rates
page, a $795,000 first
home, comes out to the cent.
Two places give a range instead of a figure. Revenue NSW does not publish the formula for the concessional band
between $800,0003 and less than $1,000,0004, and SRO Victoria does not
publish its sliding scale for $600,001 to $750,0009. Rather than reverse-engineer either one, the
calculator says the duty is below the full amount and links to the official calculator.

Owner-occupiers get a second schedule in Victoria and Queensland. Victoria applies principal place of residence
rates up to $550,0007, and Queensland applies home concession rates from $1.00 per $10012 to a
home you move into.
How is the rounding handled?
Revenue NSW: Revenue NSW states rates 'for every $100' with a $20 minimum; the rates page states no other rounding rule.
State Revenue Office Victoria: SRO Victoria's rates page states no rounding rule.
Queensland Revenue Office: QRO charges each rate 'for each $100, or part of $100'.
Queensland charges each rate for every $100 or part of $100, so the calculator rounds the excess up before
applying the rate, the way the office does. New South Wales and Victoria state no rounding rule on their rate
pages, so the arithmetic runs straight and the result is rounded to the nearest dollar. Expect a difference of a
dollar or two against an official calculator at odd prices.
What about the other five states and territories?
South Australia, Western Australia, Tasmania, the ACT and the Northern Territory are not modelled yet. The
calculator shows what the revenue office publishes about first home relief and sends you to its own tool.
Plenty, and deliberately. There is no foreign purchaser surcharge, no off-the-plan concession, no pensioner
concession, no vacant land schedule and no adjustment for a part interest in a property. First home relief also
carries residence conditions the calculator cannot check for you: NSW asks you to move in within 12 months and
stay 12 continuous months5, Victoria asks for 12 continuous months10, and Queensland asks you
to move in within 1 year of settlement17.
Use it to budget, not to settle. The duty on your contract is assessed by the revenue office, and your
conveyancer or solicitor confirms it before settlement.
