How the numbers on this site are made
Every figure links to the page it came from and shows the date we last checked it. Where we could not find a source, we say so instead of estimating.
In short. This site holds 41 sourced figures, 41 of them from government or regulator pages. Rates, thresholds and deadlines are taken from revenue offices and consumer regulators. Nothing is estimated, averaged or inferred.
Where the figures come from
- Duty rates and thresholds: the revenue office for that state, from its own rates or concession page.
- First home relief: the scheme's official page, including its residence conditions and dates.
- Cooling-off and deposits: the state consumer regulator, such as NSW Fair Trading or Consumer Affairs Victoria.
- Process descriptions: government buying guides, quoted rather than paraphrased where the wording matters.
How the calculator stays honest
The brackets in the calculator are the same records that feed the tables and the footnotes, so a rate change is edited in one place. Where an office publishes a concession without publishing its formula, the calculator refuses to invent one: it returns a range and links to the official calculator. That applies to the NSW concessional band between $800,000 and $1 million, and to the Victorian sliding scale between $600,001 and $750,000.
What we could not verify
These gaps are deliberate, and we would rather show them than fill them:
- Conveyancing fee and disbursement ranges. Widely published, rarely sourced, so not printed here.
- The claim that only solicitors may do conveyancing in Queensland and the ACT. Not confirmed from an official page.
- Cooling-off rules outside NSW and Victoria, which we are working through regulator by regulator.
- Land registry and council charges, which move on each state's own schedule.
How current it stays
Every figure carries an expiry date. Duty rates expire at the end of the financial year because that is when most of them change, and scheme figures expire sooner. A check runs before each update and lists anything past its date, which is re-verified at the source or removed. Figures on this page were last checked on 2026-09-12.
What this site is not
We are not a government agency, a law practice or a licensed conveyancer, and we are not affiliated with any revenue office. Nothing here is legal, tax or financial advice. Eligibility for any concession is decided by the revenue office on your contract, not by a calculator.
How it is paid for
When you ask for quotes, we may pass your request to conveyancers or property lawyers, and they may pay us for that introduction. That never changes a rate, a threshold or a deadline published here, because those come from the source, not from us.
